Plaster ceiling repair in Huntington Beach
A plaster ceiling fails differently from drywall. The brown coat was pushed through wood lath or rock lath so that keys held it up. When those keys break, the ceiling can look almost normal and still be loose across several feet. A skim of joint compound on top of loose plaster does not put the keys back.
Where it still exists in town
Wood-lath plaster shows up in older cottages around downtown, along streets near the pier, and in parts of Sunset Beach that were not gutted in a remodel. Some 1950s houses have rock lath, a gypsum sheet with plaster coats on the face. Tract houses from the late 1960s onward are almost all drywall. If chunks fall and you can see thin wooden strips, you are in plaster. If you see paper and a white chalk core, you are in drywall, even if a previous owner called it plaster.
Cracks versus loose plaster
Hairline map cracks in a sound coat can be opened slightly, filled, and painted. They are common after decades of humidity swinging between marine layer and Santa Ana winds. A crack with a drop on one side, a hollow sound when the ceiling is tapped, or a section that moves when the wall beside it is pressed means the keys are gone in that area. That section is removed back to lath that can still hold, or the lath and plaster come out together and drywall goes up in their place if the lath is broken or the ceiling has been patched too many times to trust.
Water and plaster
A leak turns plaster into a heavy mush. The keys let go, and the stain spreads in a feathered edge rather than the sharp ring you see on drywall paper. Wet plaster is taken down. The lath is dried and kept if it is intact. The same leak rules apply: the roof, the pipe, or the duct is stopped before the ceiling is rebuilt. Finish
A plaster patch is troweled, not sprayed with orange peel, unless the rest of that ceiling was already textured in a later remodel. Matching a smooth historic coat means thin coats and a sanded finish, then paint across the plane. Mixing a drywall patch into a plaster field without blending the edge leaves a square you will see forever from the doorway.
