Ceiling repair in Sunset Beach

Cottages with nowhere for the water to hide

Many of these roofs sit just above the ceiling. There is no attic to crawl, so a stain is investigated by opening the board. Wind off the ocean drives rain under older eaves and around vents. A brown ring after a winter storm is usually that, not a mystery pipe, unless the ring lines up with a shower and grows on dry days. The sequence is the same as everywhere else in the city: stop the water, remove soft plaster or drywall, then close the plane at the original height. Dropping a new ceiling to avoid the repair makes a low room feel smaller.

Coastal review versus a ceiling patch

Replacing stained interior board and painting it does not change the outside of the house. Structural work, a roof tear-off, or anything that alters the exterior can pull in the City of Huntington Beach and, because Sunset Beach is in the coastal zone, the California Coastal Commission. That is sorted before any structural cut. A soft bedroom ceiling is not the moment to guess. Say whether you already have a roof leak under repair when you call.
